We’re Coastal Breeze Air, a locally owned HVAC team based in Freeport and started by a South Walton native. We serve South Walton and the 30A corridor, with coverage from Inlet Beach to Fort Walton Beach. Our roots here shape the way we work. We understand what Gulf salt air does to condenser coils, electrical connections, and equipment cabinets. We know how relentless humidity affects system performance and how challenging it can be to access equipment in crawl spaces or tight mechanical closets in older beach houses. That local knowledge helps us give our customers clear, practical answers based on the conditions their systems face.

We started with a straightforward purpose: to provide the responsive, accountable HVAC service our neighbors need when an air conditioner fails at the worst possible time. We’ve serviced more than 1,200 residential, vacation-rental, and light-commercial systems across the area. Our technicians carry commonly needed parts for coastal installations, including capacitors, contactors, float switches, and condensate equipment. We also provide coil treatments and recommend protective coil coatings for new and replacement equipment. We explain whether a repair still makes sense, whether replacement can be planned, or whether the situation is more urgent. We keep our licensing, service records, and other documentation organized so our customers can evaluate our work clearly and hold us accountable.

Vacation rentals are a significant part of our work. These systems can run continuously through peak season, while deferred maintenance and weekend failures create added pressure for owners and property managers. From Memorial Day through Labor Day, we prioritize rental emergency calls and can coordinate directly with property managers when needed. Our annual maintenance plans are designed around the rental calendar, with pre-season inspections and tune-ups, documented service records, clear scheduling notes, and reduced after-hours rates when applicable. We also offer a property-manager schedule for customers who manage multiple properties.
